How estate sales work in Alberta
In most cases the personal representative (the executor named in the will, or an administrator appointed by the court) has the authority to sell. Often a Grant of Probate or Administration is needed before the sale can close, though we can sign a purchase agreement earlier and close once the paperwork is ready. Your estate lawyer will guide you on the details.
You do not need to clean it out
Decades of belongings, a garage full of tools, a basement nobody has opened in years. Take what matters to your family and leave the rest. We handle the clean-out after closing at no cost to you.
We also buy houses that need updating, which is common with estate homes. Old furnaces, original kitchens, roof wear, and outdated wiring are all fine.
Keeping the family on the same page
A clear written offer makes it easier for everyone to decide. We are happy to explain our offer to every beneficiary and to the estate lawyer, and we can close on whatever date works for the estate.
- No showings or open houses
- No commissions
- Flexible closing once probate is granted
- Vacant or occupied, any condition
