Question 1

Is this legit?

Accepted Answer

Yes. We are a local Edmonton company that buys houses directly. You sign a written purchase agreement, the deal closes through a real estate lawyer, and you get paid at the lawyer's office. You are welcome to have your own lawyer review everything before you sign.

Question 2

Will I get market value?

Accepted Answer

Usually not. A cash offer is normally lower than what a fully fixed-up house could sell for on the open market. In return you skip repairs, showings, commissions, and the wait. If listing would clearly get you more and you have the time, we will tell you.

Question 3

Do I pay any fees or commissions?

Accepted Answer

No. There are no agent commissions and no fees from us. The number in our offer is what we pay for the house. You still pay off your own mortgage and any normal seller costs like your own lawyer, which we explain up front.

Question 4

What if I owe more than the house is worth?

Accepted Answer

Call us anyway. We will look at the numbers honestly. Sometimes there is a way through, sometimes there is not, and sometimes talking to your lender or a licensed mortgage professional is the better first step. We will tell you which.

Question 5

Do I need to clean or repair anything?

Accepted Answer

No. We buy as-is. Leave what you do not want, including furniture and junk, and we deal with it after closing.

Question 6

Can you buy with tenants?

Accepted Answer

Yes. We buy rentals with tenants in place, including tenants who are behind on rent. We follow Alberta's residential tenancy rules.

Question 7

How fast can you close?

Accepted Answer

Most sales close in 14 to 30 days. You pick the date that works for you. If you need more time to move, that is fine too.

Question 8

What happens after I submit the form?

Accepted Answer

Pete calls you, usually the same day, to ask a few questions about the house. We may want to see it in person. Within 24 hours you get a clear written offer with no pressure to accept.

Question 9

Do I have to accept your offer?

Accepted Answer

No. The offer is free and there is no obligation. If it does not work for you, say no and that is the end of it.

Question 10

Who is on the other side of the sale?

Accepted Answer

Sell Fast Edmonton, or one of our partners. In some cases we may assign our purchase contract to another buyer. If that happens we tell you in writing, and your price and closing date do not change.

Question 11

What if I'd rather keep my home?

Accepted Answer

We will tell you honestly if selling does not look like the right move. If you want, we can connect you with a licensed mortgage professional to talk through your options. That is a separate service with no obligation, and it does not affect any offer from us.
