Notice rules, viewings, and why many landlords sell tenant-occupied.
Tenancies continue after a sale
Under Alberta's Residential Tenancies Act, a sale does not end a lease. The new owner steps into your shoes as landlord. Fixed-term leases run to their end date.
Viewings and notice
You generally need to give tenants at least 24 hours written notice before entering for a viewing, within allowed hours. Frequent showings can strain the relationship.
Ending a periodic tenancy
In some cases a landlord can end a month-to-month tenancy if a buyer or their family plans to move in, with the required notice period. Check the current rules or speak with a lawyer before giving notice.
Selling to an investor
Investors often buy with tenants in place, which avoids lost rent and empty months. Expect a lower price than a vacant, staged home, especially if rent is below market or the unit needs work.
